Bad Credit or No Savings? You Can Still Buy a Home in North Houston

Title card for the article: Bad Credit or No Savings? You Can Still Buy a Home in North Houston

The assumption that stops people before they start

"I don't think my credit is high enough." "I don't have enough money." Those are the two sentences I hear most from first-time buyers in Katy, Cypress, Hockley, Spring, and the Bear Creek area before they've even talked to a lender. Most of the time, they're assuming an answer nobody's actually checked.

I'm Marysol Calvillo, Broker and owner of Elite Properties, LLC, and I've closed deals for buyers who were told no somewhere else first. Bad credit and thin savings don't disqualify you from this conversation. They're the exact situation I work in most.

What actually determines whether you qualify

Credit score is one input, not the whole picture. Lenders look at your full file: income stability, debt-to-income ratio, and sometimes compensating factors that a low score alone doesn't capture. The lenders I work with regularly see buyers with credit that other lenders turned away, and come back with a real answer instead of a form letter.

On the savings side, a 20% down payment is a myth for most first-time buyers. Down payment assistance programs exist specifically for buyers in your position, and whether you qualify depends on specifics I'd walk through with you directly rather than list generically here, because the wrong program recommended in a blog post helps nobody.

What to actually do next

Before you assume you're not ready, have one real conversation about where you actually stand. I'll give you a straight answer, including when the honest answer is "here's what gets you there in six months" instead of a yes today. Read more on the first-time buyers page for how I work through that conversation, or get in touch and tell me your situation.
