Ready before we look at a single house

Most agents start by showing you houses. I start by getting you ready to actually win one, because the buyer who gets the good house is almost never the one who saw it first, it's the one who was already in position to move. This page describes my general process, it's not legal, tax, or lending advice, and the specific terms of our work together are set out in our written buyer representation agreement.

Ready: where you actually stand

Before we tour anything, I want a real picture of your financing, your credit, your savings, your income type, and whether you're already pre-approved or need a lender connection first. Bad credit, no savings, self-employed income, none of that disqualifies you from this conversation. It just means we're honest about it from day one instead of finding out mid-contract.

If you're VA or on PCS orders, that timeline becomes the frame for everything else. I'll tell you plainly where you stand and what gets you from here to pre-approved and ready.

Educated: what your money actually buys here

Before you fall for a specific house, I want you to understand what your actual budget gets you across the areas I work, Katy, Cypress, Hockley, Spring, and the Bear Creek area, because that range is wider than most buyers expect. A number that buys a starter home in one area might buy considerably more space in another, and I'd rather you know that upfront than discover it after you've already attached yourself to one neighborhood.

If you're trading up from a current home, this is also where we work out the real math: buy first or sell first, and what your current equity actually gives you to work with.

Aligned: fewer homes, better ones

I build your search on your real criteria, not every listing that technically fits your price range. When we tour a home, you get my honest verdict, including when that verdict is "keep looking." I'd rather you see five homes that actually fit than twenty that waste your weekend.

Locked: offer through closing, no surprises

Once you've found the right home, I build the offer strategy around what actually wins in the current market, not a generic template. From there: inspection period, negotiation if anything comes up, financing coordination with your lender, and a clear path to closing where you know what's happening at every step instead of finding out after the fact.

Frequently Asked Questions

Do I need to be pre-approved before we start touring homes?

I'd rather know where you stand first, so we're not touring anything outside your real range. If you're not pre-approved yet, I'll connect you with a lender first.

What if my situation is complicated, bad credit, self-employed, VA financing?

That's most of my business, not an exception. Tell me the real situation and I'll give you a real plan and the right lender connections.

How many homes will I have to look at?

As few as it takes to find the right one, because the search is built on your real criteria from the start, not a wide net that wastes your time.

Is this legal or financial advice?

No. This describes my general process. The specific terms of our work together are set out in our written buyer representation agreement, and anything legal, tax, or lending related should go through the right licensed professional.
